Fidentia Real Estate Investments launches a new real estate investment company: “Fidentia BeLux Investments (FBLI)”.

FBLI provides the opportunity for institutional investors and qualified investors to invest in « added value » real estate operations located in Belgium and Grand Duchy of Luxembourg. The company will be backed by a first productive stabilized income investment, Hippogone SA, owner of the building « Solaris », located 120 Chaussée de La Hulpe, 1000 Brussels. This building totalises 13 723 sqm of offices, 1 128 sqm of archives and 196 parking spaces. It is certified by the standards Valideo (design – delivery) and BREEAM in use (rating: excellent).

The “Compagnie du Bois Sauvage” has taken a EUR 25 million stake, fully paid, in this new company through a capital increase coupled with an issuance of subordinated bonds. Fidentia Luxembourg also invested (EUR 2 million) in FBLI.

Subsequently, Fidentia BeLux Investments will conduct new issuances of shares and subordinated bonds. These resources will enable it to acquire 4-7 office buildings with a portfolio target of about EUR 180 million. The targeted buildings will have a transformation potential in environmentally responsible buildings (with environmental certification for operation or construction). Fidentia Real Estate Investments will provide asset management to FBLI assets.

Fidentia Real Estate Investments is a real estate asset manager for own account and third parties in Belgium and Grand Duchy of Luxembourg. The company has already launched in 2009 a real estate fund in green real estate: “Fidentia Green Buildings”.

Fidentia Real Estate Investments crée une nouvelle société d’investissements immobiliers : Fidentia BeLux Investments (FBLI).

FBLI donne l’opportunité à des investisseurs institutionnels et des investisseurs qualifiés d’investir dans des opérations immobilières « value added » situées en Belgique et au Grand-Duché de Luxembourg, adossées toutefois à un investissement productif de revenus stabilisés. En effet, Fidentia BeLux Investments aura pour premier investissement la SA Hippogone, propriétaire du bâtiment « Solaris » sis au 120 Chaussée de La Hulpe à 1000 Bruxelles. Cet immeuble totalise une surface de 13 723 m² de bureaux, 1 128 m² d’archives et 196 places de parking et est certifié selon la norme Valideo (conception – livraison) et la norme BREEAM in use (rating : excellent).

A l’occasion d’une augmentation de capital couplée à l’émission d’obligations subordonnées, la Compagnie du Bois Sauvage a pris une participation dans cette nouvelle société FBLI pour un montant entièrement libéré d’EUR 25 millions, aux côtés de Fidentia Luxembourg qui a souscrit quant à elle pour un montant global d’EUR 2 millions.

Par la suite, Fidentia BeLux Investments procèdera à de nouvelles émissions d’actions et d’obligations subordonnées. Ces moyens lui permettront d’acquérir 4 à 7 immeubles de bureaux avec un objectif de portefeuille d’environ EUR 180 millions. Ceux-ci devront avoir un potentiel de transformation en immeubles respectueux de l’environnement (avec certification environnementale à l’exploitation ou à la construction). Fidentia Real Estate Investments assurera l’asset management des actifs de FBLI.

Fidentia Real Estate Investments est un asset manager immobilier pour compte propre et pour compte de tiers en Belgique et au Grand-Duché de Luxembourg. La société a notamment lancé en 2009 un premier fonds immobilier en immeubles verts, Fidentia Green Buildings.

Fidentia Real Estate Investments creëert een nieuwe vastgoed investering maatschappij: "Fidentia BeLux Investments (FBLI)".

FBLI biedt de mogelijkheid voor institutionele beleggers en gekwalificeerde beleggers om in «added value» vastgoedactiviteiten in België en Groothertogdom Luxemburg te investeren. Het bedrijf zal worden ondersteund door een eerste productieve gestabiliseerde inkomsten Investment, Hippogone NV, eigenaar van het gebouw «Solaris», op 120 Terhulpsesteenweg, 1000 Brussel. Dit gebouw heeft een totale ruimte van 13 723 m² kantoren, 1 128 m² archief en 196 parkeerplaatsen. Het is gecertificeerd volgens de normen Valideo (design - levering) en BREEAM in use (rating: excellent).

De “Compagnie du Bois Sauvage" heeft een belang in dit nieuwe bedrijf genomen door middel van een kapitaalverhoging in combinatie met een uitgifte van achtergestelde obligaties. Deze participatie bedraagt EUR 25 miljoen, volledig betaalde, naast Fidentia Luxemburg die EUR 2 miljoen geïnvesteerd.

Vervolgens zal Fidentia BeLux Investments nieuwe uitgifte van aandelen en achtergestelde obligaties uitvoeren. Deze middelen zullen het mogelijk maken om 4-7 kantoorgebouwen te verwerven met een portefeuille doelstelling van ongeveer EUR 180 miljoen. De beoogde gebouwen zullen een transformatie potentieel in milieuvriendelijke gebouwen (met milieucertificering voor de werking of de bouw) hebben. Fidentia Real Estate Investments zal de asset management aan FBLI activas uitvoeren.

Fidentia Real Estate Investments is een Real Estate asset manager voor eigen rekening en derden in België en het Groothertogdom Luxemburg. Het bedrijf heeft al in 2009 een vastgoedfonds in groene vastgoed gelanceerd : "Fidentia Green Buildings".
