First investment for Fidentia Offices III

Fidentia Offices III has acquired CIAR Investments SA, owner of the Trèves Center.
On December 23rd 2019, Fidentia Offices III (FO III) has finalized the acquisition of SA CIAR Investments, owner of a property called Trèves Center, located rue de Trèves, 45, Brussels 1040. CIAR Investments was hold by the Spanish insurance company MAPFRE.
The building, located in the European district, near the Rond-Point Schuman benefits from a central location. It is very well served by public transport.
The Trèves Center has a Gross Lettable Area of circa 3.900 sqm of offices arranged over 6 floors with 53 inside parking spaces. The building is currently let to leading tenants on the basis of 3/6/9-year leases. The current occupancy rate is 100%.
Fidentia Offices III was advised by Fidentia Real Estate Investments SA. The counsels of FO III were CMS and PWC and the technical counsel was Ph. Deplasse & associés. The counsels of MAPFRE was Simmons & Simmons. CBRE and JLL acted for MAPFRE.
FO III is a company investing through subsidiaries in office real estate in Belgium and Luxembourg, in order to upgrade these properties to current environmental standards and obtain green certification such as Breeam. FO III pursues a value add investment strategy with a focus on environmental sustainability : from “grey” to “green” .
